Which Addition Fits Your House?

Illustration of a family room with a sofa, a wall-mounted TV and a table-tennis table Room Addition / Bump-Out New square footage on the ground floor, tied into the house you have. New ground-floor square footage.
Bedroom with an iron bed, a red patterned rug and a tripod lamp Primary Suite Addition A bedroom, bathroom and closet added as one suite. Bedroom, bathroom and closet.
Illustration of an open kitchen and living area with white cabinets and wood floors Kitchen / Living Expansion Pushing out the back or the side to open up the kitchen and living area. Open up the kitchen and living area.
Illustration of a garage converted into a living room with the door open Second-Story Addition Building up instead of out, depending on what the foundation and framing can carry. Building up instead of out.

An addition shouldn't mean a stalled permit, a surprise structural bill and a house you cannot live in.

Pick the wrong builder and your addition stalls in permitting and runs over budget.

What Homeowners Say

Harold Green Google review
We love our new home! Volcano Builders gave us the space and style we wanted, while keeping the integrity of our old house.

You never know what you're going to get when you use the internet to find contractors. I will tell you what you will get with Volcano Builders. You will get a project manager, Mr. Bar who is involved with the project, who will respond to your concerns and address any that you have in person. I initially wanted deck replacement and portion of a fence repaired. Once I saw the quality of work performed I used Volcano Builders for several additional projects, from replacing window trim to the demolition and construction of new work shop that blends in perfectly with the existing structure.

They were very up front with cost break down and were aligned and lower with other bids we received. The most important thing to me is communication and Sapir our PM was incredible through out the process. A remodel or any type of build can be stressful but working with Sapir and Volcano Build they took the stress away.
Aayan Kanyan Google review
We hired Volcano Builders to completely remodel our kitchen, and it was a great experience overall. The project manager kept us up to date, and the workers were polite in our home. There were a few small delays, but the end result was worth it. I would definitely suggest it.
Carol Foreman Google review
The quality of the work performed was excellent. The jobs were completed before the estimated time. The prices were very reasonable. I would definitely recommend this company.

Volcano Builders did a great job on our master bathroom. The tile work and finishing touches were great. Even though they weren't the cheapest quote we got, you can tell they care about quality.

FAQs

Yes, adding new square footage to a house needs a permit, and we handle it. We prepare and submit the permit package, coordinate the architectural and structural engineering for the new area and its tie-in to the existing house, and answer the jurisdiction’s correction requests. Review time is set by your jurisdiction, so after the property study you get a project-specific schedule, and we update you at every stage.

Bump-out and room additions start at $100K, full ground-floor additions at $175K and second-story additions at $275K, as the pricing table above shows. The size of the new space, the foundation and structural work and the tie-in to the existing house move the number most. After a consultation you get a fixed, written proposal before construction starts.

It depends on the size and complexity of the addition and on the review schedule of your jurisdiction, which is outside anyone’s control. We walk you through the sequence before construction starts, and you get one project manager and weekly updates while we build.

Often yes, and many homeowners do. It depends on the scope, on which part of the house the addition attaches to, and on what is involved in opening up the existing structure. We agree that before construction starts so you can plan around it instead of finding out halfway in.

Proudly serving the Greater Seattle area, from Everett to Tacoma and across the Eastside.
